When is rent due and how do I pay?
Rent is due on the first of each month. Rent is late after 5:00 PM on the 5th day of each month. If rent is late, there will be a $150.00 late charge applied on the 6th of the month. Rent checks may be deposited into the box labeled DROPBOX located outside the leasing office or you can bring the payment to the leasing office during business hours. Mailed rent payments should be addressed to 805 Harmon Heights,805 Harmon Drive, Valdosta, GA 31601 Attn: Office. Rent must be paid in the form of a check, money order, or cashier’s check. No Cash will be accepted. Online payments via credit/debit card or ACH bankdraft can be made through your RentecDirect Tenant Portal.

What is my security deposit for?
The security deposit is used to cover tenant related damages to the unit during your residency and turnover costs, i.e. professional cleaning or carpet cleaning, to prepare the unit for the next resident.

How do I get my security deposit back?
The best way to receive your deposit back is to return the unit in the condition received or better. This means the unit must be cleaned, carpets must be cleaned professionally, no tenant related damages, no remaining balances due, and all issued keys or access cards are returned to the leasing office.

What utilities are provided and how are they paid?
Water and power utilities are billed to 805 Harmon Heights based on resident usage. After monthly credits are applied, management will load balances to the Rentec Tenant Portal on or before the last business day of each month. Monthly credit amounts vary based on unit size/number of roommates. Overages are to be paid in full with monthly rent to avoid late fees. Monthly Water Credit: $10.00 per room, max of $30.00 Monthly Power Credit: $50.00 per room, max of $150.00

What is the pet policy?
805 Harmon Heights allows a maximum of two pets per apartment home. All pets must be approved by management and breed restrictions may apply. A picture of the pet AND a copy of its vet records may be required to verify breed and age. Pet(s) are not permitted to cause any discomfort, annoyance, nuisance or in any way to inconvience or cause complaint from another resident or neighbor. Pet(s) are required to be restrained by a leash when outside of the unit. Residents shall not keep a pet with vicious or dangerous propensities. No exotic pets are allowed without the written permission of management. Non-refundable pet fees must be paid and pet agreement must be signed by the Resident prior to the pet moving in. Non-Refundable Pet Fee: $300 per pet Unauthorized Pet Violation Fee: $500 fine PLUS payment of pet fee per pet No pets means NO PETS! No petsitting, no “its my friend’s dog”, no “its only staying for a couple of days”. You will be fined $500, in addition to the $300 pet fee if a pet is found in your unit without permission AND you must get rid of the animal.

What about service animals?
Service animals are allowed at all properties after receipt of a completed "reasonable accommodation request" form filled out by a qualified individual, or a letter from a qualified individual. A service animal is not a pet and no pet fees will be charged. All service animals MUST be verified by the property manager prior to move-in.

Do you offer short-term leases?
We offer a 6-month lease as a short term leasing option. There is no difference in rental rate for a 6 or 12 month lease. Any lease terms outside of 6 or 12 months requires owner approval.

Is this complex for students only?
No. We do cater to students due to our location but we are NOT student housing. We have a diverse group of residents on the property including, military personel, young professionals, and families.

Who provides the internet?
The internet is provided by Clearwave Fiber and serviced by Virtual World Technologies.

Can I add a roommate to my lease?
Yes. You must notify the leasing office before allowing anyone to move in to or reside in your unit. Overnight guests staying for more than 1 day may be considered an unauthorized guest/tenant. Any potential roommate must complete an application and be approved by the leasing office. You will need to sign the changes to your current lease agreement

How does maintenance and workorders work?
The Management of Harmon Heights will take care of any service requests on weekdays between 9:00 AM and 5:00 PM . You must submit a work order through your RentecDirect Tenant Portal to ensure receipt of your maintenance request. In case of an after-hours emergency, contact the Resident Emergency number provided at move in. The following is considered an EMERGENCY for after-hours maintenance: Uncontrollable water leakage ALL toilets stopped up No heat No air conditioning Refrigerator not working Fire (Call 911 first)

I Need To Break My Lease, What Are My Options?
Provided you are not in default at the time of giving notice, strictly complied with all of the provisions of your lease agreement, are current with all fees due to management, and termination is as of the last day of the calendar month, any resident may terminate before their lease expiration date by: Giving management at least sixty (60) days written notice Paying a $250.00 early termination fee Paying all monies due through date of termination Paying an additional amount equal two (2) months’ rent or the remaining lease term* Returning the premises in clean and ready to rent condition *Applicable if no applicant or lease take over is available at the time of termination

Is renters insurance required?
In the event of damage caused by fire or water, Management cannot be responsible for the personal content of each unit. While it is not required, we strongly recommend that you secure a renter’s insurance policy.

What are the qualifications to be a resident?
Most importantly we require at a minimum: Gross income in the amount of 2.5 times the rent No outstanding debts to other landlords No eviction filings for the last 2 years. Criminal History is reviewed on a case by case basis (no registered sex offenders are allowed) If you have questions please ask BEFORE you submit your application. Applications are processed in the order received.

Is A 30 Day Notice Required When I Move Out?
Yes, a minimum 30 day written notice is required prior to vacating. This allows us to begin marketing your unit and placing waiting applicants. Failure to provide a 30 day written notice will result in your lease agreement automatically renewing for a 12 month term.

Can I hang curtains or mount a TV?
Residents are permitted to hang draperies, shelving, and mount televisions. Complete care should be exercised when installing drapery, shelving, or mounting hardware. Any damage caused by removal of drapery or mounting hardware will be the financial responsibility of the resident.
